Stone Circle is a Local Housing Company, wholly owned by Wiltshire Council. We combine public purpose with commercial expertise to provide affordable homes where they’re most needed, while generating financial returns that are reinvested into local housing.
Our Story
Stone Circle was established in 2019 by Wiltshire Council to address a clear and growing need for more affordable homes across the county. From the outset, our purpose has been twofold:
• To provide high-quality, sustainable homes for local people, and
• To generate a fair financial return that can be reinvested back into Wiltshire’s housing needs.
Since our formation, we have combined public need with commercial expertise, enabling us to act quickly, purchase and develop homes efficiently, and respond to the needs of Wiltshire’s communities.
By the end of 2025/26, we will have delivered almost 300 homes through a mix of new-build developments and acquisitions. This is just the beginning. Our forward plan sets out an ambitious target to deliver 100 additional homes every year for the next decade — ensuring we continue to play a vital role in supporting residents, communities, and the future of Wiltshire.

Comms & Marketing Intern
Help us tell stories that matter (and have a bit of fun while doing it). We're a small but ambitious housing company on a mission to create great homes and stronger communities. We believe good homes deserve great storytelling — and that's where you come in.
We're looking for a creative, curious, and energetic Comms & Marketing Intern to join us for a 3-month placement and help bring our brand to life in a way that makes people stop scrolling. If you're the kind of person who spots a typo from across the room, constantly has content ideas, and loves turning everyday moments into engaging stories — keep reading.
What you'll be doing

Key Worker Homes
On some occasions, Stone Circle makes properties available specifically to key workers such as NHS staff, teachers, and emergency services. These will be advertised through Rightmove, Zoopla, and here on our site.

How We Acquire Homes
A clear, disciplined approach
At Stone Circle, every acquisition follows a clear and consistent framework. While each property presents its own characteristics, the process we apply is deliberately repeatable, robust, and focused on long-term stewardship.
This approach helps ensure that homes entering our portfolio are suitable, sustainable, and aligned with our wider objectives – while providing confidence to our Shareholder, Wiltshire Council, that risk is identified and managed throughout.
Every acquisition begins with clearly defined criteria – including location, property type, build profile, and alignment with prevailing market conditions. Opportunities are sourced through established channels and assessed against recent comparable transactions to ensure pricing is evidence-led rather than sentiment-driven.
Properties that do not meet our criteria are filtered out early, allowing time and resource to be focused on opportunities with an appropriate balance of risk and long-term value.
Once a potential acquisition is identified, a viewing is arranged and initial due diligence is undertaken. This typically includes:
- Market analysis using recent comparable sales
- Consideration of local demand and context
- Early identification of potential structural, legal, or environmental risks
An internal acquisition paper is then prepared, setting out the investment rationale, key assumptions, and known risks. This forms part of our internal governance process and must be reviewed before any formal commitment is made.
Independent professional advice is central to our risk management approach. A survey is instructed to assess the physical condition of the property and to identify any issues that could affect value, insurability, or long-term performance.
Findings are reviewed carefully and inform whether the transaction continues, is amended, or is paused.
Legal due diligence is undertaken by experienced solicitors, with a focus on ensuring clean title and clarity around boundaries, access, and obligations.
During this phase, queries may arise relating to historic title arrangements, rights reserved for utilities, or legacy charges requiring formal resolution. These matters are addressed methodically, with documentation reviewed and confirmations obtained before progressing.
Importantly, this stage is not treated as a formality. Legal findings are actively reviewed and, where necessary, escalated internally to ensure they align with our governance standards and risk appetite.
In addition to internal checks, acquisitions are subject to independent external review. Further questions may be raised on matters such as ground conditions, insurance considerations, management arrangements, or transaction structure.
Rather than viewing these queries as obstacles, we see them as an essential part of responsible investment. Each point is assessed, evidenced, and resolved before approval is granted, providing additional assurance to our Shareholder that risks have been properly considered.
Only once all material issues have been resolved does a transaction proceed to completion. This ensures that each home enters the portfolio on a fully informed basis, without unresolved legal or structural uncertainty.
Following completion, outcomes are reviewed internally to capture lessons learned and feed them into future acquisitions. This continuous improvement strengthens decision-making and consistency over time.
